Özet (abstract)
Purpose Healthcare facilities face strain as aging assets coincide with rising clinical demand driven by demographic shifts. Although Industry 4.0 tools entered practice during 2015–2025, healthcare facility maintenance management (HFMM) research remains fragmented and has not yet formed a unified domain. This review aims to construct a knowledge map of HFMM to elucidate the status of the field and identify future directions. Design/methodology/approach This PRISMA-guided review synthesized 53 peer-reviewed articles retrieved from Web of Science, Scopus and PubMed using bibliometric mapping and full-text thematic analysis. Following theme development, a socio-technical perspective was applied to interpret the relationships among the emergent themes and support the construction of the knowledge map. Findings This review reveals a distinct shift in HFMM from static, reactive protocols to a dynamic, data-driven environment, with publication activity increasing markedly after 2020. Four core themes were identified: influencing factors, digital technology applications, maintenance strategies and maintenance performance measurement. Persistent gaps include inadequate indicator frameworks, poor data interoperability, limited development of dynamic maintenance strategies, and insufficient analysis of mechanistic influencing factors. These gaps also inform a future research agenda. Originality/value Unlike previous reviews that focus on isolated technologies or maintenance techniques, this study provides a maintenance-centered synthesis of HFMM and develops an integrated socio-technical knowledge map linking influencing factors, digital technologies, maintenance strategies and performance measurement. The review also proposes a theoretically informed research agenda capable of advancing HFMM towards more integrated and adaptive maintenance practices.
